REAL ESTATE FROM BEYOND THE GALAXY!

Not much chance of these "properties" coming on the market any time soon but these pictures from the Hubble Telescope are so astounding that I thought they were worth sharing.

The Sombrero Galaxy - 28 million light years from Earth - was voted best picture takenby the Hubble telescope. The dimensions of the galaxy, officially called M104, are as spectacular as its appearance It has 800 billion suns and is 50,000 light years across.


The Ant Nebula (2nd place): a cloud of dust and gas whose technical name is Mz3, resembles an ant when observed using ground-based telescopes.. The nebula lies within our galaxy between 3,000 and 6,000 light years from Earth.


In third place is Nebula NGC 2392, called 'Eskimo' because it looks like a face surrounded by a furry hood. The hood is, in fact, a ring of comet-shaped objects flying away from a dying star. Eskimo is 5,000 light years from Earth.



At four is the Cat's Eye Nebula.



The Hourglass Nebula (5th place), 8,000 light years away, has a 'pinched-in-the-middle' look because the winds that shape it are weaker at the center.


In sixth place is the Cone Nebula. The part pictured here is 2.5 light years in length (the equivalent of 23 million return trips to the Moon).


The Trifid Nebula. A 'stellar nursery', 9,000 light years from here, it is where new stars are being born.

Where Are Real Estate Prices Going . . .


Having largely bucked the trend of falling home prices experienced by most of the country, there is evidence that that may be changing.

With all of the recent economic news as well as the trickle down effect resulting from several industries being hit particularly hard, there is much trepidation among buyers. As a result the majority of buyers are watching homes and waiting for price reductions.

What we are not seeing on the Westside is the glut of foreclosures occurring in other parts of the Southland. Up until now Westside home prices have held in large part because most home sellers that don't get their price are simply taking their homes off the market, or leasing in lieu of selling. This is evidenced by the growing number of expired listings (failed to sell) and homes on the market for lease during the last quarter of this year.

The other factor that is impacting this market is clearly public perception. The first sentence out of every (and I mean EVERY) person I talk with about real estate is "yeah, but no one can get a loan anymore". The reality is that's not the case. I just closed a THIRTY day escrow in 31 days with a 80% LTV loan on the Westside. My experience in this market has been that if you have good credit, full documentation and a 20% down payment; loans are available. And look at the PHENOMENAL interest rates available (refer to recent interest rate postings on this blog).



Many buyers are waiting for prices to come down some more. This might very well happen however, many sellers are waiting for early '09 to put homes on the market because they believe that by then the market will have improved. Do you see the disconnect there? I anticipate more leases.

Remember that in large part real estate prices on the Westside are affected across the board. No home is being bought or sold in a "price vacuum" (all boats rise and fall with the tide). For the buyer that is trading up this presents a wonderful opportunity in this market. For example: If a buyer sells a home for $910,000 (taking a 10% loss from $1mil) the $1.5 million home on the buy side would logically have dropped to $1,350,000.

If buyers are trying to time the market I hearken back to the memorable words of Fred Sands, "No one rings a bell when the market hits bottom." In fact I doubt people who bought homes in 1993, 94, 95, etc. regret their purchases. At the end of the day, home ownership provides buyers with an interest rate tax deduction*, freedom from the whims of their landlord, and a home to call their own.

I'm not trying to imply that everything is "hunky dory" but there are opportunities out there. Find a home that you like, consult with your Realtor and trust your instincts. History has shown us that regardless of the market, you can't beat a home purchase for long term investment and enjoyment.

Jamie's Thanksgiving Favorites

What does Thanksgiving mean to you? For me, it is a time to REFLECT and be THANKFUL for all the good in your life. It is also a time to SHARE. I was selected to make the dessert for Thanksgiving this year and I've decided to make the world’s best carrot cake (seriously) and ever better, I've decided to SHARE it with all of you. Funny enough, I’m actually not a huge carrot cake lover, but I was recently introduced to this decadent dessert and I've never looked back. I was hesitant to try it, but sure enough, I did and now I’m hooked. I got my hands on the recipe and I encourage all of you to try it. It’s not difficult to make and you will THANK me later. Here you go…



The BEST Carrot Cake
2 Cups All-purpose Flour
2 t Baking Soda
2 t Cinnamon
½ t Salt
3 Eggs
2 Cups Sugar
¾ Cup Buttermilk
¾ Cup Oil (I use ¾ Cup Melted Butter)
1 – 8oz. Can Crushed Pineapple (drained)
2 Cups grated Carrots
1 Cup Pecans
Optional ingredients ~ 1 Cup Coconut and/or 1Cup Raisins

Preheat oven to 350 degrees.
Mix together the first four ingredients. Keep separate. In a large mixing bowl cream together the Eggs, Sugar, Buttermilk, Oil (or Butter). Then slowly add the flour mixture. When everything is completely mixed together add the Pineapple, Carrots and Nuts as well as any of the optional ingredients.

This mix will make a very nice 3 layer cake or a 9 x 13. Grease desired pans and bake. 3 Layers cook for 35 minutes, 9 x 13 bake for 45-50 minutes. While the cake is baking prepare the Buttermilk Glaze which will be put on the cake just out of the oven while it is still hot.


Buttermilk Glaze
1 Cup Sugar
½ Cup Buttermilk
½ Cup Butter
1 T Corn Syrup
½ t Baking Soda
1t Pure Vanilla Extract
Mix all ingredients, (except the Vanilla) in a heavy saucepan and bring to a boil and cook for 4-5 minutes stirring constantly. When the sauce is done boiling, remove from heat and add the Vanilla. Once the cake is completely cooked, poke holes with a wooden pick and pour the Buttermilk glaze over entire cake allowing it to seep into the cake. Immediately cover the cake with plastic wrap and refrigerate until cool, about 2 hours. When cake is cool top with the Cream Cheese Frosting.

Cream Cheese Frosting
8 oz. Cream Cheese (room temperature)
3 oz. Cream Cheese (room temperature)
¾ Cup Butter (room temperature)
3 Cups Powdered Sugar (sifted)
1 T Pure Vanilla Extract

Cream together Cream Cheese and Butter then add the Powdered Sugar slowly, when everything is completely mixed, add Vanilla.

Frost the cake and keep refrigerator until served.

Life Imitating Art

It’s happened again, or, perhaps, not. Maybe I’m stretching a little but does anyone else notice the parallel between what’s going on with our election campaigns with the story line from Kevin Costner’s most recent movie, Swing Vote. In Swing Vote, Costner plays an average Joe (note the similarity to Joe the Plumber) who due to a unique set of circumstances is thrust into the nations spotlight as his vote was deemed invalid and in an unprecedented occurance, the election ends in a tie, whereupon Kostner is required to recast his vote and decide the fate of the nation's election.

How they are able to trace Costner’s errant ballot back to him and require him to re-cast his vote, I have no idea (note Florida 2000), but that’s the story line. As the nation’s citizenry await his decision, the fate of the free world hangs in the balance.

As a result, both presidential campaigns are re-ignited as the candidates must re-direct all of their resources to sway one single voter. The plot takes shape as Grammar and Hopper employ all the political savvy at their disposal to sway Costner’s vote their way.

Needles to say Costner (the “Average Joe”) becomes the focus (and in some ways the symbol) of the nation. And the story revolves in large part around the two presidential candidates’ (Kelsey Grammar and Dennis Hopper) efforts to make their case to Costner.

Are you with me so far?

Well, isn’t that essentially what has happened to our presidential campaign? “Joe the Plumber” may not be casting the deciding vote in this election however, as the nation looked on, Joe the Plumber became the central focus of the final presidential debate. As both candidates spent the bulk of their time catering to this one man who in many ways has become the spokesman for the nation.

I’m just saying.

Intuition


INTUITION


Intuition is another crowd pleaser not just for West LA natives but it seems people from all over the city come to shop at this truly unique clothing boutique. It’s a celebrity favorite and has been published in many of the fashion/gossip magazines. Located on Pico just East of Overland, you will find all the latest and greatest trends and if you’re lucky, you may even spot a celebrity.


The prices are across the board from rather inexpensive tees, tanks and accessories to rather expensive dresses and party wear. I found the store to be a bit claustrophobic but the inventory was spot on.


The owner is a native to West LA and you know how we feel here at The WestWoodian about local “mom and pop” businesses. Interest Rate Update

This week The Fed announced that they would hold their interest rates constant. Rates have come down a little since last week (Possibly a result of the Fed's announcement).

These are the approximate interest rates for this week of June 27th. 2008 for 30 year fixed loans for residential properties (single family homes and condominiums):

Conforming Loan (loan amount up to $417,000) - 6.25%
Jumbo Agency Loan (loan amount $417,000 - $729,000) - 6.375%
Jumbo Loan (loan amount over $729,000) - 7.625%

An alternative to the high interest rate of the 30 year fixed jumbo is the 10 year fixed converting Jumbo loan (loan amount over $729,000)- 6.375%

Food - Simply Elegant Fare in Rancho Park


For all you food lovers and to those looking for new innovative restaurants, there’s something new lurking in your neighborhood…..Check out FOOD on Pico Blvd. A new local café and market with eclectic and delicious food. The café is owned by three people, two of which are husband and wife who live in the nearby area and have always dreamed of having their own restaurant. We love and support family owned businesses which unfortunately, seem to be much harder to come by these days. Food is somewhat reminiscent of "Joan's on Third" but on a smaller scale. Food however, retains its unique culinary vision by offering it's own signature dishes with a home-cooked vibe.
I had the grilled cheese sandwich and carrot apple soup which I highly recommend but the ginger cookie (baked fresh daily) was particularly delicious and when it comes to cookies, I’m a tough critic. The staff was very friendly and the “market items” for purchase were quite impressive and eclectic as well. Stop in, although lunchtime can be a bit hectic and crowded.
